Think of it this way: the lender needs to protect their investment! If they’re loaning $450,000 for your home, they want to make sure it’s actually worth that amount. The appraiser acts as an unbiased third party who evaluates your property against recent comparable sales in your specific area.

The cost ranges from $600-$1,200 depending on your property type and size. While the buyer’s lender orders and pays for the appraisal, understanding these timelines helps you manage expectations and plan accordingly!

Here’s the typical timeline:

  • Days 1-3: Appraiser schedules the visit with you or your listing agent
  • Day 4-5: Physical inspection of your property (usually 30-60 minutes)
  • Days 6-10: Appraiser completes research, analyzes comps, and writes the report
  • Day 10: Report delivered to lender and buyer

What the Appraiser Will Examine During Their Visit

When the appraiser arrives at your Hampton Roads home, they’ll conduct a thorough assessment of both interior and exterior conditions. As Proverbs 27:14 reminds us, “The plans of the diligent lead to profit as surely as haste leads to poverty”: and appraisers are definitely diligent in their work!

Three Possible Appraisal Outcomes for Sellers

Scenario 1: Appraisal Meets or Exceeds Contract Price
This is what we’re all hoping for! When your home appraises at or above the agreed-upon purchase price, the transaction moves forward smoothly. Your buyer’s lender is satisfied, and you can proceed to closing with confidence.

Scenario 2: Appraisal Comes in Below Contract Price
This is where things can get interesting. If your home appraises for less than the contract price, you have several options:

  • Lower your asking price to match the appraisal
  • Negotiate with the buyer to split the difference
  • Request a reconsideration of value with additional comparable sales data
  • Wait for the buyer’s decision to pay the difference in cash or walk away

Scenario 3: VA-Specific Issues
For VA loans, if your home doesn’t meet minimum property requirements, you’ll need to complete required repairs before closing. The good news is that you’ll receive a Notice of Value (NOV) that’s valid for six months, so another VA buyer won’t need a new appraisal during that timeframe.

Preparing Your Home for the Appraisal

While you can’t control the comparable sales in your neighborhood, you absolutely can present your home in its best light! Here are my tried-and-true recommendations:

  • Fix leaky faucets and running toilets
  • Replace burned-out light bulbs

  • Ensure all appliances are working

Enhance Curb Appeal:

  • Keep lawn mowed and landscaping tidy
  • Clean windows and front door
  • Make sure house numbers are visible
  • Remove any clutter from yards

Organize and Clean:

  • Deep clean the entire home
  • Remove personal clutter
  • Make sure all areas are accessible
  • Open curtains and blinds for natural light

What Happens After the Appraisal?
